Enforceable In A Lease
There are certain things that cannot be enforced, even if they are in
a lease. The following terms are not enforceable:

Making
the tenant give up any rights held under the law.

Limiting
the landlord’s duty to keep the rental unit in good repair.

Limiting
the tenant’s rights to sue the landlord.

Making
the tenant pay the landlord’s attorney fees in cases not allowed
by the law.

Making
the tenant do or suffer anything that is unusually harsh or
unreasonable.
