FIRES & OTHER DISASTERS

  • If your apartment is destroyed by a fire or natural disaster, and as a result the enjoyment of the apartment is substantially impaired, then you or your landlord are legally allowed to terminate the lease early.

  • If a fatality in the apartment has occurred, and as a result the enjoyment of the apartment is substantially impaired, then you or your landlord are legally allowed to terminate the lease.

  • The landlord must return all unused prepaid rent to the tenant. (Rental payment officially ends on the date of the disaster.)

  1. Whoever is terminating the lease must send a WRITTEN NOTICE 14 days before termination. The notice should be SIGNED and DATED and state what has happened to the apartment.

  2. After 14 days the lease is officially terminated.

  3. The tenant is allowed to vacate the premises immediately, without waiting 14 days.
